Energy Performance Certificates

An Energy Performance Certificate (EPC) is a document that informs potential buyers how energy efficient a building is.

As of the 1st of October 2008, as part of the European Directive on Energy Performance of Buildings, most commercial properties that are being offered for sale or let require a Commercial EPC and failure to obtain/display an EPC may result in hefty fines.

As soon as a building is in the process of being offered for sale it is the responsibility of the seller to make an EPC available to prospective buyers, free of charge. Commercial EPCs are valid for up to 10 years.

An EPC rates a buildings efficiency on a scale from A-G with A being the highest level of efficiency and G being the lowest. All EPCs are accompanied with a report of recommendation which suggests ways in which the properties efficiency can be improved.
